Benefits of choosing Damrong Law for estate administration

Why Damrong Law

What a Specialist Practice Offers That Others Cannot

When estate administration is the only work a firm does, the quality of that work reflects it.

Core Advantages of Our Practice

Dedicated Estate Specialization

Our entire practice is built around inheritance and estate administration. We do not spread attention across unrelated legal areas.

One Advocate, One File

A single senior advocate leads your matter from the first meeting through to completion — no case transfers, no repeated introductions.

Fixed, Transparent Fees

All three service levels carry fixed fees stated upfront. No hourly billing surprises — only clear scope and clear cost.

English & Thai Documents

We prepare all registers, correspondence, and court submissions in both English and Thai, removing the need for external translators.

Written Stage Summaries

At the close of each phase, you receive a written summary of work completed and next steps — so you are never left uncertain about progress.

Direct Court & Land Office Access

Our Sathorn location enables direct representation at the Bangkok Civil Court and Land Department offices without intermediaries.

Expertise

Depth of Specialist Knowledge

Our advocates have collectively handled estate files spanning straightforward single-property inheritances and multi-province estates involving multiple heirs, foreign nationals, and overseas financial accounts. This range of experience means we encounter few situations without precedent.

Specialist knowledge also means awareness of where Thai law has gaps or complexities — for instance, the rules around foreign ownership of land, condominium inheritance by non-Thai nationals, and the treatment of jointly held assets.

Process

A Structured, Documented Approach

Each mandate follows a defined process with documented checkpoints. We use internal filing checklists refined over years of practice to ensure nothing is overlooked before documents reach the court.

The register we produce at the inventory stage becomes the foundation document for everything that follows — every subsequent filing refers back to it. This continuity reduces errors and saves time in later stages.

Client Service

Accessible and Responsive Communication

We respond to all enquiries within one business day. For active mandates, clients have a direct contact line to their lead advocate — not a general office inbox.

We do not bill for routine status calls or brief clarification questions. These are part of the service.

Value

Fees That Reflect the Work, Not the Clock

Hourly billing creates uncertainty for clients at an already difficult time. Our fixed fees — ฿1,800, ฿4,200, and ฿10,800 — are set for the scope of each service level. The family knows the cost before work begins.

Where additional scope arises that falls outside the original mandate, we discuss this openly and agree on terms before proceeding.

Distinctive Features

What Is Distinctive About Our Approach

The Written Register Standard

Every estate inventory we produce follows a consistent format — asset category, legal description, title status, and any encumbrances. This register is the document the family keeps long after administration is complete.

No Referral Network Dependency

We handle translation, legalization, and court filing directly through our own team. Families are not passed between multiple service providers, each with their own fees and timelines.

Cross-Border Estate Familiarity

We regularly handle estates that include assets or heirs outside Thailand. Our team understands the coordination required between Thai court procedures and foreign legal requirements.

Pace Set by the Family

We do not accelerate administration beyond what is appropriate to the family's circumstances and the legal requirements. When families need time, we accommodate that within what the process allows.
