Case Study A — Complete Estate Mandate

The Challenge

A family of four heirs — two based in Thailand, two in Australia — needed to administer an estate comprising a house in Pathum Thani, two condominium units in Bangkok, and accounts at three different banks. One heir was disputing the division set out in the will.

Our Approach

We began with a complete inventory, then filed for probate with the Bangkok Civil Court. The disputed claim was addressed through mediation, supported by the detailed asset register we had produced. The court appointed the administrator and we coordinated all title transfers with the Land Department.

The Outcome

All three properties transferred to the appropriate heirs within nine months. The bank accounts were closed and funds distributed. The contested claim was withdrawn after mediation. The family received a complete file of all proceedings.

Case Study B — Will Authentication & Probate

The Challenge

A British national with a valid English will had owned a Sathorn condominium for fifteen years. The will named a single beneficiary, the deceased's adult son based in London. The son had no Thai legal contacts and was uncertain whether the English will was usable in Thailand.

Our Approach

We assessed the will for Thai law compatibility, arranged certified translation and Ministry of Foreign Affairs legalization, then filed the probate application. We represented the estate at the court hearing and coordinated the condominium title transfer with the juristic person office.

The Outcome

The condominium was transferred to the beneficiary within five months. No issues arose at the court hearing. The son subsequently arranged to sell the property through a local agent — outside our scope, but we provided the documentation he needed for that process.

Case Study C — Estate Inventory Review

The Challenge

A Thai family needed to understand what their elderly mother owned before she passed, to assist with forward planning. There was no indication probate would be needed. They wanted a clear, organized record they could all refer to.

Our Approach

We conducted a systematic inventory across all asset categories — land titles, accounts, vehicle registrations — and produced a bilingual register with the legal status of each item noted. We also identified one piece of land where the title was unclear, which the family was previously unaware of.

The Outcome

The family received a clear written register within three weeks. The title issue was flagged for resolution before any transfer would be needed. The family subsequently engaged us for the complete mandate when the time came, as they were already familiar with our approach.
